investors ourselves we wanted to put in place clear
pricing, a simple process and a way for you, our
client, to engage with us - through providing you
with interesting, informative and up to date
information, as well as giving you the opportunity
to meet us in person, discuss your deals and offer

So
who are we?
the bridging store is run by Nick Pedrithes and
James Bailey, who between them own well over 100
properties - all purchased at an average of 30%
below market value.
Nick
Pedrithes worked as an IT contractor, investing
money in property along the way. About 3 years ago
Nick switched strategy to targeting motivated
sellers of property, rather than looking for
property itself and hasn't looked back since. Nick
has given talks on property investment and helped to
run various property investment courses and
mentoring programmes.
As
well as creative deal making and finding solutions
to property buying problems, Nick's specialities are
the repossession process, court hearings, working
with estate agents and HMOs.
Nick also offers 1:1 mentoring days including visits
to some of his properties, helping you to stack
deals, establish an action plan and analyse hot spot
areas ripe for below market value property
investing.
James
Bailey worked in banking in London. James
invested in some off plan property which while good
from a capital point of view, managed to have a
negative impact on cash flow.
James spent 12 months researching property
investment techniques and drew inspiration from
"gurus" such as Vanish Patel, Parmdeep Vadesha, Dolf
de Roos and Russ Whitney amongst others to enter the
BMV market. James first met Nick at a property event, and
under the guidance of Nick and others built a very
profitable portfolio in his first year. James wrote
a diary about his entire first year as a below
market value property
investor - the infamous "James' Diary" which people
still buy to this day. Now well
into his second year as a full time BMV investor, James continues to add to his
portfolio at pace.
Through readers of his diary, James was able to help
people get on their way in the property business.
James has a knack for building good relationships
with the sellers and has a glowing set of
testimonials from his clients. James is also very
familiar with the repossession process having
attended court with sellers on many occasions and
also has developed a technique for negotiating debts
with lenders to create extra equity in marginal
deals. James also has helped many people with their
marketing.
